Zillow can be a great tool, but it’s important to understand its limitations. In this example of an actual home in Opelika, the Zestimate range of today’s value is between $412,000 to $464,000. That’s a huge range! I certainly wouldn’t want to overpay or underprice my home by $50,000+.
You can also see the wild swings in the Zestimate at times. Did the house really go down in value by $80,000 from January 2023 to February 2023? No of course not! It’s anyone’s guess what the Zillow algorithm was picking up to cause these massive changes.
The Zestimate can have trouble with things like condition of a home, views, lot features and incorrect square footage. While it can be useful at times, the Zestimate is no substitute for a Realtor’s expert opinion on price. Contact me any time for a no obligation price evaluation.
